There’s a common belief in Australia that between September and November is the best time of year to sell your home, but is that always the case? Let’s take a look at the best and worst times of the year to sell your home.

Should You Sell In Spring?

In Spring, there is often more activity on the market. There’s also a firm belief that it’s the best time of the year to sell. After all, there are more people out and about due to no more gloomy Winter weather, and perfect weather before the heatwave which comes with Summer.

While there are more active buyers in the market during Spring, there are also more sellers actively selling their home. This means there is an influx of supply and house options for buyers to choose from. It can even lead to accepting a lower offer price due to it being a buyers’ market.

The oversupply means that Spring may not always be the best time of the year to sell your home.

Is Autumn The Best Time?

Besides Spring, an excellent time to sell your property is during the Autumn months between March to May. Earlier in Autumn is a great time as the colours of the trees and the lower sun in the sky help to make your property look pristine.

It’s also a good time because after people have enjoyed Christmas and a holiday, they start thinking about their goals for the year. These often include buying a new property. By Autumn, they are usually in the swing of a new routine for the year. They’ve also likely planned out exactly what type of property they are dreaming of and ready to buy.

There’s also not an oversupply which may occur like during Spring, where a lot of people believe it’s the best time to sell their property.

Should You Avoid Selling In December and January?

December and January are often the worst time of year to sell a property. Most people are winding down towards Christmas. Then in January, people often go away on holiday with their families. It’s usually a time to relax and spend with loved ones, rather than to look for property and spend your holidays looking at moving to a new home.

Don’t Sell During Winter

Winter is usually the worst time of year to sell your home. People are more likely to stay indoors rugged up and cosy. There’s also the freezing weather, constant rain and fewer sunlight hours. They all act as deterrents from people going out to attend inspections and auctions. Also, thinking of moving with the possibility of rain is enough to make most people shudder.

So when is the best and the worst time of year to sell your home?

Generally, either Autumn or Spring are the best times of year to sell your home. It’s recommended to not sell your home during winter or December and January.

But, there are more factors which you need to consider. These include the supply and demand in your local area and the location of your property. You should speak with your local real estate agent for further advice.
